Tenant Related FAQs

We take all maintenance issues seriously no matter how big or small. To get things started we ask that you email your point of contact right away. Once we review it we will notify you of a timeline on when it can be repaired.

We are always glad to have you stay longer with us, so please let us know as soon as possible once you are sure. As soon as the 1st year lease term is completed, your lease will automatically convert to a month to month basis. Please remember that you are still required to provide at least 60 days written notice to vacate the unit and your move out date must be after your lease expires.

A few items are needed in order for us to complete a smooth move in with you.

  1. Purchase tenant content insurance.

All tenants must provide proof of their tenant insurance before moving in. A copy of your policy binder page is acceptable evidence of coverage. The landlord is not responsible for any loss, theft or damage to your personal items. Tenant insurance can often be obtained through your current insurance provider or we can recommend you a great insurance agent.

  1. Set up utilities accounts in your name.

Tenants responsible for any utilities must provide proof that the accounts have been set up in their name. Please contact the relevant utilities directly prior to moving in and set up the accounts as of the first day on your lease.  The new account number is sufficient evidence for this. Please note that every building has different utility providers, however below are the contact details for the most common utility providers in Toronto.

  1. Book the Elevator for your move in date.

We recommend you reserve the building move in elevator through the buildings management offices as soon as we receive your deposit. This will prevent any issues with the building on move in day.

  1. Read your condo buildings rules and by-laws

We recommend that you read your building’s rules and regulations prior to moving in. This allows you to fully enjoy your new home, while respecting your neighbors and representing the owner positively. Being aware of the by-laws, rules and regulations, will avoid you incurring any unnecessary infractions or fines. Please also pay close attention to the move in and out procedures as well as your buildings pet policies.

  1. Complete the move in inspection

We recommend that you and Shield conduct a walk through of the unit together to insure all parties agree on the condition of the unit upon move in. We will provide you with a copy of the move in inspection report at the time we hand over the keys.

Notice to terminate your tenancy is given by submitting a LTB form to us which we can email to you. It must be received by 5pm on the 1st of the month in order to be valid and must be at least 60 days prior to the last day of your tenancy. This date must also be after your lease expires.

Once we receive the completed form back from you in writing, showings of your unit will commence. We request that you keep your home in suitable, tidy condition during this time as the unit will be shown to new potential tenants.

  1. Reserve the elevator.

You should reserve the building elevator for your move out day through the management office as per the building guidelines.

  1. Cancel the utilities under your name

You should cancel the utilities, cable, internet, phone, tenant insurance in your name as of the date on your termination notice. Ensure to give them your new address so that your final bill can be paid on time.

  1. Clean and repair the unit.

The unit should be returned in the condition in which you received it. Often this requires a thorough cleaning by yourself or a professional. You should address basic repairs from damages or any extreme wear and tear caused by you.

  1. Complete a move out inspection.

Make sure all your belongings (including garbage and furniture/belongings you no longer want) have been removed from the unit before the final move out inspection. At the time of the move out inspection, be ready to hand over all unit keys, access cards and fobs.

If we have any deposits for keys, animals, furniture etc., they will be returned to you after the move out inspection and key return. Please send us your new address and banking information so that we can send you a refund or contact you if necessary.
